Role of the Facility Manager
A Facility Manager has two key responsibilities to fulfill. The first one is meeting a customer’s strategic and tactical objectives. Since the department has an innate understanding of the state of infrastructure, a facility manager helps the end users understand the impact of their decisions on the manner in which provisions are stored, services are scheduled, costs are controlled and space is being managed. Operationally, a facility manager advises on ensuring a cost effective environment for everyone involved.
Operations and Maintenance
This essentially covers all the tasks that are required to ensure day to day running of a facility. Health and Safety of everyone present in the facility is the responsibility of the facilities management department, and it is ensured all all aspects of the job are either fulfilled by in house manpower or outsourced to professionals. Since some issues require more than just regular maintenance, the department always has a hotline for customers to communicate emergencies.
Fire Safety and Security
The risk of a fire is one of the most serious ones to be tackled by real estate properties. It leads to loss of life, loss of business and significant damage to the infrastructure. The facilities department conducts safety drills, electrical safety audits, ensures installation & maintenance of fire detection systems and keeps the necessary records of compliance certificates. In addition to accidental fire, security of everyone in the building comes in as a responsibility too. While the purview of the security system would be under an independent department, the facility manager ensures that the necessary hardware is provided and maintained.
Communication and Technology

The payroll process, compliance concerns and service issues cannot afford a communication gap, and that ought to be a priority.
